In the past property management was characterized by 'managing the building'. Today, the advent of REITs has forced property managers to look for alternative methods to increase quarterly earnings.

As a result of corporate ownership, property management today can be used to leverage the quarterly earnings of REIT investors. The shift in ownership encourages property managers to increase the overall level of service as well as add internal services and conveniences for the tenant. The object of the philosophy is to implement a level of service through various entities, resulting in tenant retention and increased earnings.

Service is the underlying tool that will provide added quarterly earnings to owners and investors. We all know and understand that occupancy turnover rates reduce due to efficiency and added service - the question is how can the commercial real estate industry achieve the paradoxical challenge of providing more service in order to remain competitive while increasing revenue.

This course will focus on how to leverage added earnings through increased services for a profit. We will demonstrate how the property management firm can provide additional services that will increase revenue up to $3/sf. In addition, Edge Earnings will demonstrate how to determine which services to offer, the frequency of delivery, and how to price and implement those services.
